Construction Quality and Properties

 

2x6 Framing

This is a low maintenance solid brick home utilizing 2"x6" wood framing construction instead of traditional 2"x4" framing, as well as styrofoam sheet insulation laid between the framing and the bricks. Some builders use 2"x6" contruction on 24" centers to save cost whereas 2"x4" on 16" centers is standard. This is done so that they can say that the house was built with 2"x6" construction but in using fewer studs the cost is closer to using 2"x4" studs. That was not the case with this home it uses 2"x6" studs on 16" centers. This 2"x6" framing allows an additional 2 inches on insulation inside each wall. The concrete foundation was poured 10" thick allowing for 2" thick Styrofoam sheet to be placed between the 2"x6" framing and the exterior bricks. It is my estimate that the 2"x6" insulation provides an R21 and the Styrofoam an additional R10 but these are just my best estimates. You can research this on the web if you like I found good data here (1) (2) .This increases the insulating values of the home making it surprising efficient to heat and cool.

Reasonable Heating/Cooling Costs

The house is all electric, and uses heat pumps for heating and cooling. The 1998 construction included a separate HVAC system for the new construction and a new HVAC unit replaced the original unit in 200?. Both units are the highest efficiency models available and produce reasonable heating and cooling costs.

Note: We ran a business out of the home until Aug 2006 which used a bunch of computer servers running 24/7 in a room which was cooled even in winter, due to the high number of servers running. This load is no longer present and that is why only the electric costs for since 9/29/2006 meter read date are being displayed. The new owners’ usage will be similar with those shown above.  It should be noted that while the house was being prepared for sale, the electric was also running a 50 amp service which was used for heating and cooling the 45 ft motor home in the driveway where the owner was staying.

The front side of the house HVAC has a wood burning stove from Kickapoo Stove Works which is attached to the central HVAC system. This allows for wood logs to be burned for heat to supplement the electric heat pump. It is not necessary and we have never used it, because the current owners were not so inclined.
